Deals come through our agent network and wholesalers, filtered against our criteria before we ever look closer.

Underwrite

We confirm resale value from sold comps, check the FEMA flood zone parcel by parcel, and apply the 65% rule. No pass, no purchase.

Renovate

Our architect sets the scope, our construction manager runs licensed trades on site, and the work follows a defined timeline.

Sell

We list through our agent and hand over a finished home that holds up to inspection.
